Real Estate MCP: What the IDX Broker MCP Can Do Today

A real estate MCP in practice: what the IDX Broker MCP does with an IDX Broker account today, example prompts, honest limits, and how to get access.

A real estate MCP is a connection that lets an AI assistant such as Claude or ChatGPT use real real estate tools instead of guessing. The Model Context Protocol (MCP) is the standard way an assistant discovers and calls tools exposed by a server. One of those tools now exists for IDX Broker users: the IDX Broker MCP, with 100+ tools in 27 families.

Disclosure: IDX Webmasters is the IDX division of Virtual Results, which provides the IDX Broker MCP. IDX Broker is a trademark of its owner, and this article does not imply IDX Broker endorsement.

Access state: self-serve sign-up for the IDX Broker MCP is open, and you need your own IDX Broker account. Sign up.

What IDX Broker MCP does

It lets you run your own IDX Broker account by chatting. You connect your account's access key once, and the assistant can then read and change things in that account, and only in that account. Answers are mostly links, counts, embed codes and record details from your own account.

The areas it covers:

  • Leads: list, read, export, add, update and delete, plus private notes and favorites.
  • Saved searches: email alerts for a lead, with a plan step before changing one.
  • Saved links: shareable results pages, with match counts.
  • Widgets: create and update listing widgets and get their embed codes.
  • Your listings and counts: featured, sold and pending, off-market and non-MLS listings, and active counts by city, county or zip.
  • Account and site styling: profile, MLS coverage, custom CSS and sub-headers.
  • Social Pro: status and public posts, if you have the add-on. Posting is the least proven area, so treat it as experimental.

Example prompts

These use fictional names and are not client stories.

Is my IDX connection working?

Who signed up on my site in the last three days?

What has Priya Nguyen been looking at?

Set up an email alert for the Hendersons: Land Park or Curtis Park, 3+ bedrooms, up to $700,000.

Make me a saved link for East Sacramento: 3+ beds, under $900,000. Call it East Sac Family Homes.

How many homes are active in Sacramento right now, and what is the average asking price?

Reads happen immediately. Changing or deleting something that already exists asks you to confirm twice, and deleting in IDX Broker cannot be undone.

Why this matters

The IDX dashboard is built for clicking through screens. Many agent tasks are small and repeatable: add a lead, set up an alert, make a link to text a client. Describing the task in plain language is faster for some of them, and an assistant can combine steps, such as making a saved link, counting its matches and drafting the copy around it. See the use-case library for 60 jobs, and content and blogs for the writing side.

It does not need WordPress

The tools talk only to IDX Broker. No tool edits WordPress or any other website, so you paste embed codes and links into your site yourself. It works whether or not you use WordPress or a Virtual Results site. See the examples.

The honest limits

  • It is new, early software. Verify important changes in IDX Broker.
  • It works with MCP-capable assistants such as Claude and ChatGPT. We do not claim it works with every AI client.
  • It reports counts and asking-price totals. There are no medians or sold statistics.
  • MLS-wide listing search is limited to accounts under Virtual Results' IDX partnership. Sold data needs MLS approval.
  • Some company fields cannot be changed through IDX Broker's API, so change those in the IDX Broker dashboard.
  • No pricing is published here, and we make no guarantees about uptime or data accuracy.

How to get started

  1. Sign up.
  2. Follow the connect guide.
  3. Ask "Is my IDX connection working?" and try a read-only prompt.

Before you change anything, read the safety and data guide. If something goes wrong, see troubleshooting. The IDX Broker MCP hub links to everything, and the documentation overview lists every tool family.
