The IDX Broker MCP is not a writing tool. It gives your assistant real data and links from your own IDX Broker account, and your assistant, such as Claude or ChatGPT, writes the copy. You review it and publish it yourself. Sign up if you want to try it.
What the tools give you
- Saved links: shareable live results pages for a neighborhood or search.
- Counts: how many listings are active in a city, county or zip.
- Asking-price totals by property type. The assistant can work out an average. There are no medians and no sold statistics.
- Your own featured, sold and pending, off-market and non-MLS listings.
- Embed codes for widgets.
Workflow 1: a neighborhood landing page
- "Make me a saved link for Land Park: 3+ beds, under $900,000. Call it Land Park Family Homes."
- "How many listings match that link right now?"
- "Write a 300-word neighborhood intro for Land Park that links to that page and mentions the current count of matching homes."
- Edit the copy. Paste it into your own WordPress or other site, with the link.
The tools create the link and the count. They do not publish anything to your site.
Workflow 2: a monthly market update
- "How many homes are active in Sacramento right now, and what is the average asking price by property type?"
- "Which of my listings are sold or pending?" if your account has MLS approval for sold data.
- "Draft a short market update using only those figures."
Tell the assistant to use only the numbers it retrieved. If a figure came back as no data, the assistant should say so rather than guessing. Do not present average asking price as a median sale price or as sold statistics.
Workflow 3: a listing blog post
Add a non-MLS listing with create_supplemental_listing, or pull one of your featured listings with list_featured. Then ask for a post that describes it. Check every fact against your MLS record before you publish.
Workflow 4: social posts
Social Pro tools exist for status checks and public posts, and they need IDX Broker's Social Pro add-on. Publishing has not been proven against a live Social Pro account, so draft posts in chat and review the result in IDX Broker. Posting always asks you to confirm twice. Check your social accounts afterward, because the result is always reported as unverified.
Editing checklist
- Every number came from a tool result in the chat.
- Link text and URLs are correct.
- No promise you cannot keep: no price predictions, no guarantees.
- Follow your MLS's advertising rules and fair housing guidelines.
- The copy sounds like you.
