A saved search is an email alert: a buyer's criteria, matched against new listings, delivered to their inbox. Setting one up in the IDX Broker dashboard means choosing fields and values. With an IDX Broker MCP, you describe the buyer and an AI assistant builds the saved search.

Create an alert
Set up an email alert for the Hendersons: Land Park or Curtis Park, 3+ bedrooms, up to $700,000.
The Hendersons are a fictional example. Behind the scenes the assistant looks up IDX Broker's valid search fields, builds the criteria, creates the saved search for that lead, and reads it back to verify the result. Creating a saved search is a single step.
Why the field check matters
IDX Broker uses its own field names, such as bd for bedrooms, lp for low price and hp for high price. A request that uses a bare name like bedrooms can be ignored, which means a "3+ bedrooms" alert would return everything. The assistant is built to use the right names and to warn when filters may not apply. If results look too broad, ask it to list the valid search fields, then rebuild the alert.
Change an alert without duplicating it
Raise the Hendersons' alert to $750,000.
For changes, the assistant first plans the change against the current alert, then asks you to confirm twice before updating. Updates merge onto the existing values, so anything you did not mention is kept.
List and remove alerts
List the Hendersons' alerts.
Remove the obsolete Curtis Park alert.
Deleting asks for two confirmations and cannot be undone.
Saved links: the shareable cousin
A saved link is a live results page you can text or email.
Make me a saved link for East Sacramento: 3+ beds, under $900,000. Call it East Sac Family Homes.
How many listings match the East Sac link right now?
Changing a link's criteria keeps its URL, which is helpful if you already shared it. Neither tool edits your website. You paste the link where you want it.

A good routine
- Describe the buyer in one sentence.
- Let the assistant create the alert and read it back.
- Ask for the count of current matches if you made a saved link.
- Add a note on the lead about what you set up.
Limits
- Alerts depend on your MLS approval and data. If data is empty, your account may need MLS approval.
- Hourly limits apply per key.
- The assistant does not edit your site. It returns links and records.
