Claude for Real Estate: Working With Your IDX Account

What Claude can do with an IDX Broker account via MCP: lead review, saved searches and links. Plus the limits agents should know.

Claude for real estate usually means drafting listing copy or emails. Connected to your IDX Broker account through an IDX Broker MCP, Claude can also work with your own leads, saved searches, links and widgets. Here is what that looks like, and what to keep in mind.

Disclosure: IDX Webmasters is the IDX division of Virtual Results, which provides the IDX Broker MCP. Self-serve sign-up for the IDX Broker MCP is open. Sign up. Not endorsed by IDX Broker.

What changes when Claude is connected

Without a connection, Claude knows nothing about your account. It can write a good follow-up email, but it cannot see who signed up. With the connector, Claude can call IDX Broker MCP's tools to read your account, and to change it when you confirm. The IDX Broker MCP acts only on the one IDX Broker account connected for your organization.

Five things to ask Claude

1. Check the connection.

Is my IDX connection working?

Green means ready, yellow means connected with limits, red means not connected.

2. Review recent leads.

Who signed up on my site in the last three days?

3. Read one lead.

What has Priya Nguyen been looking at?

Claude reads the lead's record and recent views. The name is a fictional example.

4. Set up an alert.

Set up an email alert for the Hendersons: Land Park or Curtis Park, 3+ bedrooms, up to $700,000.

Claude looks up the valid search fields, creates the saved search, and reads it back to verify.

5. Make a link for a neighborhood.

Make me a saved link for East Sacramento: 3+ beds, under $900,000. Call it East Sac Family Homes.

You get a results page URL to text, email or paste into your website. Ask "How many listings match that link right now?" for a count.

Where Claude helps most

Claude is good at combining steps and at wording. It can retrieve your recent leads, then draft a short follow-up for each. It can make a saved link, count the matches, then write the paragraph around it. The tools return data and links, and Claude does the writing, so you should review what it drafts.

Limits worth knowing

  • Confirmations. Anything that changes or deletes something existing asks you to confirm twice. Deleting in IDX Broker has no undo.
  • Your account only. Claude sees only the account connected for your organization.
  • Counts, not statistics. You get active counts and asking-price totals, from which Claude can derive an average. There are no medians or sold statistics.
  • Approval-dependent data. Sold data needs MLS approval, and MLS-wide search is limited to accounts under Virtual Results' IDX partnership.
  • No website editing. Nothing edits WordPress or any other site. You paste links and embed codes yourself.
  • Setup. Claude supports custom connectors, but menus and plans change, so Virtual Results sets up the connection with you.

How to start

  1. Sign up.
  2. Follow the connect guide.
  3. Begin with read-only prompts. Read the safety guide before changing anything.
  4. Browse the use-case library for more ideas.
