Ask AI About Your IDX Broker Leads

Use an AI assistant to review, sort and follow up on IDX Broker leads. Example prompts, plus the privacy points to keep in mind.

Your IDX Broker leads hold everything you need for good follow-up: who signed up, what they browsed, which alerts they have. The dashboard shows it one screen at a time. With an IDX Broker MCP, you can ask an AI assistant about your leads in plain language.

Disclosure: IDX Webmasters is the IDX division of Virtual Results, which provides the IDX Broker MCP. Self-serve sign-up is open. Sign up. Not endorsed by IDX Broker.

Questions you can ask

All names below are fictional.

Who is new?

Who signed up on my site in the last three days?

What is one lead interested in?

What has Priya Nguyen been looking at?

You get the lead's record and their recent views on your site.

Who is most active?

Which leads were most active on the site this week?

What did we already send?

What messages has my IDX site sent to Priya?

This lists the messages IDX Broker sent that lead, so you do not double up.

Keeping notes and adding leads

Add a note to Priya Nguyen: called about the Elm St house, wants a second showing Saturday.

Add a lead: Daniel Ortiz, daniel.ortiz@example.com, 916-555-0142, looking in Midtown.

For an open house, paste a sign-in sheet and ask the assistant to add all of them. Bulk adds take up to 25 leads per call. Creating a lead makes IDX Broker send that lead its own verify-your-email message, so tell people to expect it.

IDX Broker only accepts letters, spaces and hyphens in lead names. If a name is rejected, check for numbers or punctuation.

Exporting for your CRM

Export all my leads.

Use the export for your CRM, and clean it up there. Check your own CRM and email rules before moving data.

Turning review into follow-up

The assistant can read activity and draft the message, but you decide what to send. A simple routine:

  1. Ask who signed up recently.
  2. For the two or three that matter, ask what they have been viewing.
  3. Ask the assistant to draft a short, friendly follow-up that mentions their area, using only what it retrieved.
  4. Add a note so the next conversation starts informed.

Privacy points

  • Lead data is personal data. Phone numbers, emails and activity come back into your AI chat. What your AI app stores about the chat follows that app's own settings and policies. Check them first.
  • Only your account. IDX Broker MCP acts on the one IDX Broker account connected for your organization.
  • No passwords. The assistant cannot set or see lead passwords.
  • Confirm twice. Updating or deleting a lead asks you to confirm twice. Deleting cannot be undone, and you can update several leads at once, so read each confirmation.
  • Be careful sharing. Do not paste lead lists into other tools casually.
